Understanding Modular Construction

Have you ever watched a baby as it learns to walk? As a parent you watch your child try to take its first steps and fall. They try again and fall. You worry they will hit a wall, land too hard on the floor, or hit their head on a piece of furniture. They don’t have those same worries. Their reactions are based on their physical drive to walk, on making a bold step forward. A parent’s fear is taught by external forces. The parents dwell in a fear that the child cannot fathom. The child learns and adjusts as she masters her new mode of locomotion. In the construction industry, building systems have become the new way forward. Modular Hotel Construction in the U.S. On the Rise

NewcrestImage, a privately owned, Lewisville, Texas-based hotel development, construction, and management firm, plans to build the first hotel in Oklahoma to use modular construction technology. The 142-room AC Hotel Bricktown, in Oklahoma City, will also be NewcrestImage’s first modular hotel. ADG Inc. is the architect of record, and Duncan Miller Ullmann the interior designer of the five-story hotel. Metul Patel, NewcrestImage’s Chairman and CEO, describes the hotel’s accommodations as “European-inspired.” The first floor will be built using traditional construction. The upper four floors will be built from 81 modules. Modular production is scheduled to begin next month, and the finished modules are scheduled to be shipped, via flatbed trucks, over four days in October. All rooms and finishes will follow AC Hotel specifications upon delivery, and be indistinguishable from the Marriott brand’s other hotels. The hotel, which is scheduled to open in June 2017, and which NewcrestImage will own and operate, will be located next to the 13,000-seat Chicksaw Bricktown ballpark and within a few blocks of the Cox...

Modular MultiFamily Apartments

Prefab building is a type of building that consists of several factory-built components or units that are assembled on-site to complete the unit. The world’s first prefabricated, pre-cast paneled apartment blocks were pioneered in Liverpool. The idea was not extensively adopted in Britain, however was widely adopted elsewhere, particularly in Eastern Europe. Architects are incorporating modern designs into the prefab apartments of today. Prefab housing should no longer be compared to a mobile home in terms of appearance, but to that of a complex modernist design. There has also been an increase in the use of green materials in the construction of these prefab apartments. Consumers can easily select between different environmentally friendly finishes and wall systems. Broadway Stack is a 28-unit moderate-income apartment complex built with 56 prefabricated modules in New York City. The modules were assembled off-site in a former subway car factory and then shipped to Inwood, where they are stacked to form a seven-story tower.
