Ocean Beach – Modular Home Construction Meets Modern Design
USModular, Inc., the West Coast Premier Design and Build Contractor specializing in Modular Construction is proud to announce that construction of a magnificent modern home will be built in the Ocean Beach community of San Diego, California using Modular Construction. The expected completion date is September 2016. This home was designed with very specific guidelines from the client including a modern/contemporary design, open spaces, courtyard and an ocean view deck. The design team at USModular, Inc. worked with the owners and Ocean Beach Planning Commission to create a house that met both owner and local design standards. This 3190 sf, two story home will feature 5 bedrooms, a roof top deck, IPE wood siding, efficient heat pump system, dual pane windows, hardwood floors, 8 foot doors, custom cabinetry throughout house, a solar home system and a courtyard for indoor/outdoor living.
This stunning prefab home will be built off-site in a modern modular home building center – at the same time the existing home is demolished, grading completed and foundation is built. The home will be delivered to Ocean Beach and a giant crane will install the new home on the foundation in ONE day!
What is a Modular Home Construction?
Modern Construction Technology
Modular homes also called Prefab Homes look like any other homes. Today’s technology has allowed modular manufacturers to build almost any style of house, from a simple ranch to a highly customized contemporary. Built indoors in sections (modules) the homes are built in the building center with electrical, plumbing, doors, windows, HVAC, appliances, flooring, cabinetry installed. Homes are built solar panel ready.
Custom Home Design
We can start from scratch or use a floor plan or home design that owner found in a magazine for inspiration but each home is designed using state-of-the-art, computer-assisted design that allows for customizing floor plans and producing drawings and material lists.
Codes & Standards & Inspections
Homes built with modular construction are built to the same codes and standards as conventional site built homes….except they are built in ½ time. A quality control process provides complete assurance that a home has been inspected for code compliance and workmanship. US Modular inspector and In-plant inspectors as well as independent agencies inspect the home on behalf of our state and local governments.
Expedited Process from Design through Permits to Finished Home
Efficiency begins with design and continues as we obtain building plan approvals via State approved engineering inspectors and continue with modern factory assembly line techniques. A modular home travels to workstations where all the building trades are represented. Work is never delayed by weather, subcontractor delays or missing materials.
Energy Efficiency & Sustainability
Quality engineering and modular construction techniques significantly increase the energy-efficiency of a modular home. As these homes are shipped via trucks to a final destination they include up to 30% more lumber than a traditional site built home to increase the stability of home.
Cost and Time Savings
Time is money is very evident with modular construction as shorter build cycles shorten construction loans and interest carrying costs…and allow for earlier occupancy of the new modern modular home. The graph below is a good summary of how we save time during building cycle:
Bottom Line – Modular Construction = Better Home and Better Value
In today’s world we have to be efficient with time and money. Homes built with modern modular construction are efficient in these areas and more. Modular Homes are energy efficient– so the benefits will continue throughout the life of the home.
